#SayNoToNext – City of London slams Next.plc distribution centre application

The Conservators of Epping Forest, part of the City of London Corporation, have submitted a response to the Next.plc distribution centre planning application in Waltham Abbey. Their response echos and builds on many of our own concerns, particularly around traffic, pollution and loss of habitat.

Points raised include:

  • Air Quality assessment does not adequately deal with traffic queuing and congestion impacts
  • Air Quality assessment uses wrong NOx level threshold for forest
  • HRA not adequate and based on out-of-date information
  • Not enough information about Phase 2
  • Next Transport Assessment that HGVs will not use local road network is clearly not the case
  • No meaningful protection or mitigation offered from HGV and van traffic
  • No options or funding for proposed bus service after first 2 years
  • Next development will add to congestion on A121
  • Wake Arms and other junctions in forest would not be fit for purpose
  • Conclusion of Ecological Impact Assessment is unrealistic and not supported by evidence
